If your lease ends during the months of May, June, July or August please be on the look out for your renewal notice. Please be sure to return your renewal notice by the due date to ensure you receive your renewal rate for next year! We are excited about having the opportunity to serve you for another year. Please contact our office if you have any questions regarding your apartment home or lease options. Getting Some Fresh Air? During the cooler months please do not leave the windows open while the heating/cooling unit is in operation. Leaving the windows open will cause extra wear and tear on the equipment. Foxridge and Hethwood Communities reserves the right to bill residents for improper and excessive use of the equipment. If you are found to be operating the heating/cooling and leaving your windows and/or doors open, you will be fined $50 for the first offense and continued violations could lead to fines up to $100. To avoid fines and damages costs, windows and doors should not be left open when using the heating/cooling unit. Nightly Suite Rentals Friends or family coming to visit? Why stay at a hotel when they could stay right here in Foxridge. Contact the Welcome Center for information on our two and three-bedroom Nightly Suites. Available for nightly, weekly, or weekend stays, our Nightly Suites are equipped with all the comforts of home. Special event weekends are in high demand, so call early for availability. Exhaust Fans Please be mindful of how long you run your exhaust fan. Not only can this create a disturbance to the apartments around you, it is also poses a safety hazard. These fans were not made to run for prolonged periods of time. They are intended to take the moisture out of the room while showering or to temporarily circulate air. Vandalism It has come to our attention that acts of vandalism, including the improper discharge of fire extinguishers, are taking place throughout the community. These acts are in violation of your lease and can result in a penalty of up to a $500 fine or 6 months in jail. You may also be held liable for any damage and/or injury resulting from vandalism. If you have a fire and legitimately discharge the fire extinguisher, please report it to the Welcome Center immediately so that the extinguisher may be recharged for future use. If you witness any acts of vandalism, please contact the Welcome Center or Blacksburg Police Department immediately. Rent Payment Effective November 1, 2008, all credit and debit transactions will be processed by Property Solutions and the Welcome Center will no longer accept payments made with VISA credit cards. We will continue to accept MasterCard, Discover and e-check debit transactions. In addition, the transaction fees for all payment methods will be changed effective November 1, 2008. The fee for all credit transactions by MasterCard and Discover will now be based on a percentage of the payment amount. The fee for all e-check debit transactions will be $1.95. This will result in a savings for most transactions. We hope you will continue to enjoy the convenience of paying your rent with a credit card or automatic checking account withdrawal. If you have any questions regarding these changes, please contact the Welcome Center immediately. Complimentary Carpet Cleaning Foxridge offers complimentary carpet cleaning from October through March each year. To qualify you must have lived in the apartment for six months and have at least three months remaining on your lease. Please call the Welcome Center at 951-1221 to schedule your carpet cleaning. Space is limited - so reserve your spot TODAY! Special Holiday Gift For the past 20 years Foxridge residents, team members and independent contractors have been helping those less fortunate with a program called "A Special Holiday Gift!" We will start accepting donations in November and will continue through December. We welcome and encourage everyone to contribute. Our goal each year is $1,700 which is very achievable and would require each apartment to give only $1. Please bring your donation to the Welcome Center, any amount is appreciated. All contributions will purchase the needed items for the following charities: Women's Resource Center, United Way, Montgomery County Christmas Store, Heritage Hall, The Angel Tree and The Montgomery County Humane Society. Thank you in advance for all your support!!! Pet Policy Information All pets must be registered with the Welcome Center before bringing the pet into the apartment. This includes a pet that may or may not require a deposit. Any pet brought into the apartment, including visiting pets, will be subject to our current pet policies regardless of the lease start date. The pet fine for illegal pets is $200.00 and does not apply to pet deposits or pet fees. Foxridge and Hethwood's restricted breeds are as follows: Rottweilers, Chows, German Shepherds, Pit bulls and Dobermans* *This includes mixes of these breeds* Maintenance Reminders Foxridge and Hethwood Communities offers 24-hour emergency maintenance for our residents. If you have an emergency to report, call (540) 951-1223. Please give complete telephone number, address and description of the problem. The following are considered emergencies: gas leak, no heat or air conditioning (in summer months), no hot water, water leaks, inoperable stove or refrigerator, inoperable door lock, overflowing toilet, inoperable smoke detector, sprinkler alarm system, or any situation that may cause injury or damage. When calling in a heat or A/C issue, our maintenance staff must have access to the closet containing the heating and A/C unit. Also, please make sure you are turning the unit completely off - this will allow maintenance to better determine the problem upon arrival. If you are calling in a drainage problem please specify if you have used any chemicals so that we can alert maintenance before their arrival. Pet Waste Clean-up We have received several complaints regarding pet waste removal. Please "walk" pets away from the buildings. Pet owners are responsible for clean up of all pet wastes; failure to do so will necessitate a charge. The fine will be deducted from the pet deposit and the pet owner will have twenty-one (21) days to replenish the deposit or remove the pet from the premises. Any damage to the shrubbery or landscape areas will be the sole responsibility of the pet owner. *This is in accordance with the Blacksburg Town Code, Section 4-32, Ordinance No. 805, §1,4-26-88. Do not use water on a grease fire. Start evacuating everyone from the area. Fires spread extremely fast and can overwhelm victims in minutes. 2. CALL 911. There is no reason to wait, and the fire department can always go back to the station if you are able to get the fire out without their help. 3. The easiest way to smother a grease fire is to cover it with a pan lid. Be careful with glass lids - they can break from the extreme heat of an open flame. 4. Grease fires can also be smothered with baking soda, but it takes a lot of baking soda to do the trick. Unless the baking soda is easily accessible, it is usually quicker to find a lid. 5. A dry chemical fire extinguisher can work too but it can contaminate your kitchen and your food. Helpful Hints When Preparing to Leave for the Holidays

This is our way of saying thanks for paying your rent on time!!!! Preventive Extermination Extermination chemicals are non-toxic and should not harm your pets or fish. However, we ask that you place your pets in a confined area so that the exterminator can do his job. If this request is inconvenient, please call the Welcome Center to reschedule an extermination for another time when you can be at home to tend to your pet. We offer flea exterminations every Tuesday and Wednesday in conjunction with routine exterminations at 9 am and 11 am. Please indicate which time you would prefer when scheduling your apartment for extermination. Remember if you request flea exterminations you are required to vacate your apartment for up to four hours. Please call the Welcome Center if you have any questions.
Foxridge and Hethwood Apartment Homes Parking Policy Parking is on a first-come, first-served basis and is not individually assigned. 1. To assure adequate parking for residents' vehicles, boats and trailers and other recreational vehicles are not allowed. 2. Out of respect for your neighbors, if you have two vehicles, please park one of them in a lesser-used section of the lot and ask guests to use auxiliary parking lots or street parking. 3. Do not park in front of dumpsters, on the grass, in fire lanes, on yellow lines, on curbs, on sidewalks, etc. Improperly parked vehicles will be towed at the vehicle owner's expense*, without notice. 4. Please park regularly-used motorcycles two to a space whenever possible. Due to fire regulations, motorcycles and motorbikes cannot be parked on balconies, decks, common areas or inside the apartment. 5. It is important that all of your vehicles be registered with the Welcome Center to avoid problems with notification in the case of accidents or thefts. In the unlikely event of a motor accident or vandalism, please call the Blacksburg Police at 961-1150. 6. In order to help maintain a beautiful environment, vehicle repairs are not permitted. Car washing is not permitted, except in an area designated by Foxridge located by the 8400 building. 7. Please report any loitering observed in the parking lots to the Blacksburg Police and subsequently the Welcome Center. Your observance protects you and your neighbor. 8. Please report any abandoned and unused vehicles or vehicles with expired tags or an expired inspection sticker noted within the community. These vehicles will be given ten (10) days notice and then towed at the vehicle owner's expense.* 9. All vehicles must be in proper working condition (such as no flat tires). Please observe these rules; they mean adequate parking for everyone. Should there be a parking problem, please contact the Welcome Center. *Note: Any problem which requires towing will be charged to the vehicle owner.
